Common Causes of Residential Roof Leaks

Worn Out Pipe Boots

Roof leaks from Pipe Boots are a common cause for a roof leak. Pipe Boots consist of a metal or plastic base, and a rubber collar integrated into the top of the Pipe Boot. The rubber collars job is to create a tight seal around plumbing vent pipes, keeping rainwater from getting into your home.  Over time, exposure to sun and harsh weather, the rubber collars wear out and deteriorate or split.  Even though the majority of leakage occurs at the rubber collar it is still important that the Pipe Boot metal or plastic base is installed correctly.

Chimney Flashing

Proper installation of Chimney Flashing creates a waterproof seal that protects your roof and Chimney from moisture penetration. Chimney Flashing should be installed with a layer of Ice and Water Shield around the perimeter of the Chimney, followed by Step Flashing on the sides of the Chimney, and lastly Counter Flashing that is turned downward and installed in the mortar joints of the Chimney. Chimney Step and Counter Flashing should be made of Aluminum, Steel, or Copper. To install chimney flashing correctly you certainly don’t just slap some Step Flashing, Silicone or Roofing Tar on the problem as shown in the above picture.

Missing Shingles

Missing Shingles on a roof are usually an indication of an older roof, storm damage, or poor workmanship. If you see missing Shingles on your roof it is important to have a licensed professional roofing company inspect your roof and replace any missing or damaged shingles asap. A few missing Shingles can cause a lot of damage to your homes interior. Putting the work off will only cause the issue to grow and could cost you more money for something that started out as a simple repair.
